My condo flooded. What do I do?

Water Damage My condo flooded. What do I do? SERVPRO of Centre City/Uptown technician Arturo, onsite at a condo that suffered from water damage in the Hillcrest area of San Diego.

In San Diego, especially in areas like downtown San Diego, Little Italy, Mission Hills, North Park, Hillcrest, University Heights, etc. - the vast number of people that live in these great areas mean lots of condominiums.

When a condo floods, it often causes damage to the neighborhooring or below units. We get at least 5-6 calls a week from clients who own condos who either had a flood in their unit, or has damage from a flood that occurred in the unit next door or above.

In situations like this the most important thing is to get any standing water cleaned up. If it can be wiped up with a towel, great, but you'll still want to have a proper moisture check completed, if it's excessive, you'll want to call us, SERVPRO of Centre City/Uptown, to come and extract, set up our drying equipment, and stabilize while you figure out next steps.

We will hold your hand every step of the way, and we're one of the few companies who will work directly with your insurance carrier. We happen to be a preferred vendor for most insurance companies as well.

Our independently owned and operated franchise has over a 15-year track record for working in condominiums in and surrounding downtown San Diego.

Call us 24 hours a day, 7 days a week at 619-583-2133. We'll make things "Like it never even happened."

Storm damage at your San Diego property

8/14/2018 (Permalink)

Storm Damage Storm damage at your San Diego property The aftermath of storm damage at a townhome in North Park, San Diego.

Storm damage to San Diego properties isn't typically something we as San Diegans have to deal with, but it can and does happen.

Last summer for example, a random 8-minute downpour caused thousands and thousands of dollars in damages to a school in the south Bay area of San Diego, when the roof was open and being worked on. No rain was on the forecast! But it happened.

Typically though, in "winter" (we laughed writing that!), is when most unsuspecting homeowners and property owners discover their property isn't as protected as they thought. This is when leaky roofs are discovered, faulty or old windows with gaps in them, or even doors that haven't properly been weatherized.

So do yourself a favor this summer and fall, and make sure to inspect your property so you have no hidden surprises come winter. Water damage is no joke, and if left untreated properly, mold can happen.

SERVPRO of Centre City/Uptown is happy to be San Diego's known and trusted water damage expert. Call us anytime at 619-583-2133.

Apartment Fire in Point Loma/Midway District San Diego

8/14/2018 (Permalink)

Fire Damage Apartment Fire in Point Loma/Midway District San Diego Apartment fire in Point Loma area of San Diego, SERVPRO of Centre City/Uptown handled the cleanup.

SERVPRO of Centre City/Uptown recently got a called from an on-site property manager of an apartment building in the Point Loma/Midway District area of San Diego for a unit that had an electrical fire. The tenant was not injured, thankfully, but the unit sustained serious damages.

When the onsite manager called their insurance broker, the broker referred them to SERVPRO of Centre City/Uptown.

Often times when a property sustains fire damage, owners wonder whether or not a full smoke and soot cleaning and mitigation work is needed. And sometimes it isn't, depending on the size of the fire, how long it burned, what it burned, etc. In this case, a complete cleaning was needed, so we worked hand-in-hand with the insurance company to ensure all the proper procedures for cleaning were approved and followed by our team.

If your property in San Diego sustains fire damage, big or small, call SERVPRO of Centre City/Uptown 24 hours a day, 7 days a week at 619-583-2133. We are preferred vendors for most insurance companies.

Mold Remediation Process

2/14/2018 (Permalink)

Every mold damage scenario is different and requires a unique solution, but the general mold remediation process stays the same. The steps listed below illustrate our “typical” process:

  1. Emergency Contact - (619) 583-2133

The mold cleanup and restoration process begins when you call us. Our representative will ask a series of questions to help us determine the necessary equipment, resources, and personnel.

  1. Inspection and Mold Damage Assessment

We carefully inspect your property for visible signs of mold. Mold feeds on cellulose and water and can be hidden from plain view. We use various technologies to detect mold and hidden water sources.

  1. Mold Containment

Our professionals use various containment procedures to prevent the spread of mold. We may use advanced containment procedures like negative air chambers to isolate the contaminated area with physical barriers and negative air pressure to keep the mold spores from spreading during the cleanup process. All fans and heating and cooling systems will be turned off to prevent the spread of mold.

  1. Air Filtration

Our specialized filtration equipment allows our Professionals to capture microscopic mold spores out of the air. We utilize powerful “air scrubbers” and HEPA vacuums to prevent the spread of these mold spores while the mold remediation is in process.

  1. Removing Mold and Mold-Infested Materials

The mold remediation process depends on the amount of mold growth and the types of surfaces on which the mold appears. We’ll use antifungal and antimicrobial treatments to eliminate mold colonies and to help prevent new colonies from forming. It may be necessary to remove and dispose of mold-infested porous materials, like drywall and carpeting, to remediate heavy mold growth.

  1. Cleaning Contents and Belongings

We clean your furniture, decorative items, curtains, clothing, and other restorable items affected by mold. We use a variety of cleaning techniques to clean and disinfect your belongings. We’re also trained to remove odors and deodorization using fogging equipment.

  1. Restoration

Depending on the level of mold damage, drywall, subfloors, and other building materials may have been removed. Restoration may involve minor repairs, such as replacing drywall, painting, and installing new carpet; or it may entail major repairs such as the reconstruction of various areas or rooms in a home or business. The restoration step gets your home or business back to normal.

Fire Damage Restoration Process

2/5/2018 (Permalink)

Every fire damage event is a little different, and requires a unique solution, but the general process stays the same. The steps listed below illustrate our process for the “typical” fire damage emergency.

Step 1: Emergency Contact

The restoration process begins when you call us. Our representative will ask questions regarding the fire damage event that will help us respond immediately with the appropriate equipment and resources.

Step 2: Inspection and Fire Damage Assessment

We carefully inspect and test adjoining rooms of your property to determine the extent of the fire, smoke, and soot damage. This step is crucial to developing a plan of action.

Step 3: Immediate Board-Up and Roof-Tarp Service

Fire damage can often compromise windows, walls, and roofs. To maintain security and to protect against further damage, we can board up missing windows and walls and place tarps on damaged roofs.

Step 4: Water Removal and Drying (if water damage is present)

The water removal process begins almost immediately and removes the majority of the water. We then use dehumidifiers and air movers to remove the remaining water and complete the drying process.

Step 5: Removal of Smoke and Soot from All Surfaces

We use specialized equipment and techniques to remove smoke and soot from ceilings, walls, and other surfaces.

Step 6: Cleaning and Sanitizing

We clean, sanitize, and disinfect all of the restorable items and structures that were damaged by the fire. We use a variety of cleaning techniques to restore your belongings to pre-fire condition. We’re also trained to remove odors using industrial air scrubbers and fogging equipment.

Step 7: Restoration

Restoration is the final step—getting your home or business to its pre-fire condition. Restoration may involve minor repairs, such as replacing drywall, painting, and installing new carpet; or it may entail major repairs such as the reconstruction of various areas or rooms in a home or business.

The Water Damage Restoration Process

1/26/2018 (Permalink)

There are six steps in our water restoration process.

Step 1 is more important that you think. It is best to call IMMEDIATELY in a situation where your home is experiencing water damage in order to prevent further loss. Furthermore, if moisture is left to sit over a period of time it can lead to microbial growths in your home.

Step 1 - Emergency Contact

The restoration process begins when you call us. Our representative will guide you through the crisis and may ask several questions to help us better understand the equipment and resources.

Step 2 - Inspection and Water Damage Assessment

We determine the scope of your water damage at this stage. We inspect and test to determine the extent of damage and how far the moisture has traveled to ensure proper and complete restoration.

Step 3 - Water Removal / Water Extraction

The water removal process begins almost immediately and removes the majority of the water. We use powerful pumps and vacuum units to quickly remove hundreds or thousands of gallons from your property, which helps prevent secondary water damage and mold growth.

Step 4 - Drying and Dehumidification

We use specialized equipment to remove the remaining water that is harder to access. Our Professionals will use room measurements, temperature, and relative humidity to determine the optimal number of air movers and dehumidifiers needed to dry your home or business.

Step 5 - Cleaning and Sanitizing

We clean all of the restorable items and structures damaged by the water. We are adept at cleaning contents using a number of techniques. Our professionals are trained to provide sanitizing treatments and to remove odors and deodorize your property.

Step 6 - Restoration

Restoration is the process of restoring your home or business to its pre-water damage condition. Restoration may involve minor repairs, such as replacing drywall and installing new carpet, or may entail major repairs, such as the reconstruction of various areas or rooms in a home or business.

"Types of Water"

12/12/2017 (Permalink)

Did you know there are three categories of water when it comes to water damage? These types of contaminated water typically differ depending on the source/cause of the water damage.

The three types of contaminated water:

Category 1: "Clean Water"

This is water from a clean source, such as a broken clean water supply line or faucet. If left untreated, category 1 water can quickly degrade into category 2 or 3 water depending upon such factors as time, temperature, and contact with contaminants.

  • Water from a clean source like a broken water line
  • If left untreated, can degrade into category 2 or 3

Category 2: "Gray Water"

This water has a significant level of contamination that could cause discomfort or illness if ingested. Sources for category 2 water may include washing machine overflow; toilet overflow with some urine, but no feces; or dishwasher overflow.

  • May contain bacteria and viruses
  • Can quickly degrade into category 3 if left untreated

Category 3: "Black Water"

This water is grossly unsanitary and could cause severe illness or death if ingested, and any contact should be avoided. Sources for category 3 water could include flooding from rivers or streams, water from beyond the toilet trap, water from the toilet bowl with feces, or standing water that has begun to support microbial growth.

  • May contain untreated sewage, harsh chemicals, and microbes
  • Water from flooding rivers or sewer backup

HVAC Maintence

12/12/2017 (Permalink)

Ventilation systems are often the biggest culprit in poor indoor air quality. Make it a priority to inspect the ductwork of your home or business.

If your HVAC has been operating for some time without attention, it could be circulating one or more of the following:

  • Dust
  • Pollen
  • Odors
  • Dirt and debris
  • Other contaminants

SERVPRO of Centre City / Uptown Professionals routinely inspect the heating, ventilation and air conditioning unit (HVAC).  Keeping them clean can extend the life of the equipment. This can in turn save you money and give you cleaner air to breathe.

However, duct cleaning is not always necessary. We will make recommendations about the best way to address any indoor air quality concerns. This can save you money and provide peace of mind on the health of your system.

The benefits of servicing your HVAC unit include:

  • Helps to restore peak energy efficiency.
  • May help to eliminate offensive odors.
  • Helps reduce the potential for mold growth.

For more information on HVAC and air duct cleaning, call us today, (619) 583-2133.

Mold Tips

12/11/2017 (Permalink)

  • Significant mold growth can occur in 48-72 hours.
  • Mold may present a greater risk to children, the elderly, and anyone with respiratory problems.

What to Do:

  • Stay out of affected areas.
  • Turn off the HVAC system and fans.
  • Contact SERVPRO of Centre City / Uptown for mold remediation services.

What Not to Do:

  • Don’t touch or disturb the mold.

SERVPRO of Centre City Uptown - Fire, Smoke, and Soot Damage

9/20/2016 (Permalink)

San Diego - Smoke and Soot Cleanup / Fire Damage.

Smoke and soot is very invasive and can penetrate various cavities within your home, causing hidden damage and odor. Our smoke damage expertise and experience allows us to inspect and accurately assess the extent of the damage to develop a comprehensive plan of action.

Smoke and soot facts:

  • Hot smoke migrates to cooler areas and upper levels of a structure.
  • Smoke flows around plumbing systems, seeping through the holes used by pipes to go from floor to floor.
  • The type of smoke may greatly affect the restoration process.

Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Before restoration begins, SERVPRO of Centre City Uptown will test the soot to determine which type of smoke damage occurred. The cleaning procedures will then be based on the information identified during pretesting. Here is some additional information:

Wet Smoke – Plastic and Rubber

  • Low heat, smoldering, pungent odor, sticky, smeary. Smoke webs are more difficult to clean.

Dry Smoke – Paper and Wood

  • Fast burning, high temperatures, heat rises therefore smoke rises.

Protein Fire Residue – Produced by evaporation of material rather than from a fire

  • Virtually invisible, discolors paints and varnishes, extreme pungent odor.

Our Fire Damage Restoration Services

Since each smoke and fire damage situation is a little different, each one requires a unique solution tailored for the specific conditions.  We have the equipment, expertise, and experience to restore your fire and smoke damage.  We will also treat your family with empathy and respect and your property with care.

SERVPRO of Centre City Uptown - Mold Remediation

Does Your Home or Business Have A Mold Problem?

Mold Damage

In San Diego, mold can spread through a home or business in as little as 48-72 hours.

Microscopic mold spores naturally occur almost everywhere, both outdoors and indoors. This makes it impossible to remove all mold from a home or business. Therefore, mold remediation reduces the mold spore count back to its natural or baseline level. Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

If your home or business has a mold problem, we can inspect and assess your property and use our specialized training, equipment, and expertise to remediate your mold infestation.
